Four steps from shortlist to keys

We act for the buyer only. Each step ends with a named deliverable you keep, dated and initialled, so nothing rests on memory or a verbal promise.

  1. 01

    Comparison

We compare districts and shortlisted apartments on median asking price per m², transit time and building age, checked against public registry extracts.

Deliverable a dated comparison sheet with source notes and reviewer initials

  2. 02

    Viewing coordination

We book viewings in one route, attend with you, and record condition, noise, daylight and utility readings on the spot.

Deliverable a viewing note per apartment with photographs and open questions

  3. 03

    Document review

Title, encumbrances, seller authority, technical passport and unpaid utility balances are read and cross-checked before any deposit leaves your account.

Deliverable a checklist with each item marked verified, flagged or pending

We are not a legal adviser. Where a licensed notary or attorney is required, we coordinate the appointment and hand the file over.

  4. 04

    Transaction support

We sit in on the notary appointment, check the payment sequence and confirm that registered ownership transfers in your name.

Deliverable a closing file with signed copies and the registry extract

Fees for each step are published in full before you commit. Read the fee disclosure or go straight to the document checklist.

Our fee, and what stays separate

We work for the buyer. District comparison, viewing coordination, documentation review and transaction support sit inside one agency fee, agreed in writing before the first viewing. Third-party costs are paid straight to the provider and never pass through us.

Buyer-side agency fee

Rate
1.5–2.5% of price
Minimum
₴ 45,000
Scope
Comparison, viewings, documents, transaction
Payable
30% at agreement, balance at completion

Third-party costs, billed by the provider

  • State registration of title₴ 900
  • Independent valuation₴ 2,500–4,500
  • Legal title opinion optionalfrom ₴ 5,000

The exact rate depends on search scope and is fixed in the service agreement. No commission is taken from the seller, and we do not act as a party to the sale or as a legal adviser. Notary, registrar, appraiser and attorney invoice you directly.

What we check before your offer goes in

Every buyer-side file passes the same review gates. The chips below show the result of the latest pass; anything flagged must be cleared before a deposit is discussed.

Reviewers: O.M. is Olha Melnyk, A.K. is Andrii Kostenko. We coordinate the review, we do not act as your legal adviser. Read the fee disclosure before you book a viewing, or send us the file for a first pass.

05 — CONTACT Fee sheet, revised 14 Feb 2025 · reviewed by S.S.

Ask for the fee sheet first

The sheet sets out the 1.5–2.5% buyer-side fee, which third-party costs stay separate, and the deliverable at each stage. Call, email, or send the form on the home page and we reply with the sheet plus a dated document list.

We act on the buyer side only: comparison, viewing coordination, document review support. We are not the seller and not a legal adviser.
